Accommodation Information
A beautiful half of a semi-detached house with a garden, featuring a layout of 4+kk and a floor area of 130 m², located near a deer park with a maximum capacity of 6 - 10 people. The house is situated in a quiet location near the forest, just a 5-minute drive from the tourist center and all amenities in Lipno nad Vltavou. The layout of the house is designed to accommodate up to three families with children. The house has two floors. On the ground floor, next to the entryway and a bathroom with a shower and toilet, there is a spacious and bright living room with a large, fully equipped kitchen. Guests have access to, among other things, an induction cooktop, an electric oven, a dishwasher, a large refrigerator with a freezer compartment, a capsule coffee machine (Nescafé Dolce Gusto), a kettle, a toaster, and a toaster oven. The living area opens onto a terrace with views of the grounds, the forest, and the surrounding greenery. A suspended wood-burning fireplace (1; a bag of firewood with kindling is included in the price of your stay) helps create a romantic atmosphere. On the second floor, there are three spacious bedrooms and a second bathroom with a shower, bathtub, and toilet. The two spacious bedrooms each feature a double bed measuring 180 x 200 cm, with the option of four extra beds in the form of pull-out drawers (dimensions suitable for children up to approximately 10 ti let). The third, smaller bedroom has two single beds. In the two double bedrooms, there is also a loft sleeping area accessible via a wooden ladder. Each loft is equipped with a mattress: one bedroom has a mattress measuring 140 x 200 cm, and the other has a mattress measuring 120 x 200 cm. Due to the height of the sleeping loft, this space is intended for older children or adults. In the living room, a pull-out sofa can also be used for sleeping; when unfolded, it measures 133 x 254 cm. Each bedroom has wardrobes and ample storage space. A travel crib (including a soft mattress), which is available free of charge in the house, can also be placed in the bedroom, as can two children’s high chairs. The house is fully air-conditioned, equipped with underfloor heating and exterior blinds. A TV is available (currently without broadcast TV); it can be used for apps like YouTube and Netflix or as an extended monitor. An HDMI cable is provided for connecting to a laptop or game console. High-speed Wi-Fi is, of course, included. A washer-dryer and a clothesline are available. An electric grill can also be used on the terrace. Next to the main entrance to the house is a storage area for bicycles and skis with built-in racks.
The house has a parking space.
Pets are welcome (only small dog breeds).
The house is non-smoking. Parties and events are not permitted.
Quiet hours are from 22 to 8:00 a.m.

If the unit is occupied by more than 8 guests, an additional service fee of 242 CZK per stay/guest will be charged for each additional guest aged 3 or older (i.e., requiring a bed). This additional fee covers bed linens, towels, and housekeeping, and is charged for the 9th guest and all subsequent guests up to the unit’s full capacity.
